Smartseille, the eco-neighbourhood of the future to live in the present
La Ville de Marseille et l’établissement public Euroméditerranée réalisent dans les quartiers nord de la ville la plus grande opération de rénovation urbaine d’Europe du Sud. C’est dans ce cadre que "smartseille", le projet d’écoquartier conçu par Eiffage, a vu le jour : 58 000 m2 ont été construits sur 2,7 ha en associant harmonieusement logements, bureaux et services tout en offrant des logements et des bureaux à des prix accessibles et un accès aisé à toutes les nouvelles technologies.

The City of Marseille and the Euroméditerranée public institution are carrying out the largest urban renewal operation in Southern Europe in the northern districts of the city. It is within this context that "smartseille", the eco-neighbourhood project designed by Eiffage, was born: 58,000 m2 were built on 2.7 hectares by harmoniously combining housing, offices and services while offering housing and offices at affordable prices and easy access to all new technologies.

This 21st century eco-neighbourhood also provides its inhabitants and users with the best sustainable development: supply of renewable energy, eco-design of buildings adapted to the Mediterranean environment, a mix of functions, urban agriculture.

With great technical ambition and with the help of Orange Business Services, smartseille promotes urban digital transformation and responds to new lifestyles and ways of working. Technology is not an end in itself but a means to make accessible innovative services that simplify the lives of residents, promote the development of social ties and encourage the sharing of resources: e-concierge, dynamic signage, interactive terminals, shared car parks. A web and mobile portal serves as a platform for interaction between residents.

Eiffage, which has made innovation and ecological transition two of the pillars of its strategic plan, is setting up, in partnership with Impulse Partners, a specialist in construction innovation, "Sekoya", a carbon & climate platform entirely dedicated to low carbon materials and processes.
 
With climate change becoming a reality, Eiffage is committed to a low-carbon strategy. The Group wants to be exemplary, starting with curbing its own emissions, but as a construction sector leader, it also intends to support its customers in reducing their own carbon footprints, by developing alternative solutions and incorporating these as fully as possible into its offers.
 
Sekoya will help create a low-carbon industry club, by facilitating the identification of new and existing solutions and promoting interactions between all stakeholders., and by encouraging interaction between all parties involved. Committed partners (startups, SMEs, major accounts, suppliers, financial institutions) and customers will be able to discuss, document and promote low-carbon solutions. Once audited, these solutions will be available for use in tender proposals.
Thémis

Le bâtiment de bureaux Thémis, situé dans le 17ème arrondissement de Paris est la vitrine de l’engagement d’ICADE en faveur du développement durable.

Il a fait partie des projets pilotes pour le label E+C-, et il est le premier bâtiment tertiaire à avoir obtenu le label. D’une conception architecturale originale (façade adaptée au traitement du bruit et de la qualité de l’air avec une structure qui joue avec lumière), il bénéficie d’une très bonne performance énergétique  et atteint des niveaux d’excellence dans la réduction de l’empreinte carbone. Sa façade sud est entièrement végétalisée ainsi que son toit.

The Thémis office building, located in the 17th district of Paris, is the showcase of ICADE’s commitment to sustainable development. It is part of the pilot projects of the E+C- label and is the first tertiary building to have been certified. With an innovative architectural design (frontage designed to address noise and air quality and reflect daylight), it enjoys high energy efficiency and reaches levels of excellence in carbon footprint mitigation. Its southern frontage and roof are fully covered with plants.
